Thomas & Thomas project managed the replacement of failing and defective roofs in their entirety, with a new built-up felt system, for two residential blocks at a prestige waterside estate in Kent.

Thomas & Thomas worked in partnership with Prime Property Management, the agency responsible to for the maintenance and upkeep of the two residential blocks at Cresswell Drive.
Objectives
Thomas & Thomas was appointed to act as project managers to replace a failing and defective roof in its entirety with a new built-up felt system, to ensure a 25-year insurance-backed guarantee was achieved.
Scope of Work
The project commenced with a detailed roof condition survey, including a comprehensive moisture investigation and substrate assessment to establish the extent of deterioration beneath the existing waterproofing system. This enabled us to accurately identify areas requiring remedial works and develop a refurbishment strategy tailored to the condition of the building.
Following the investigation, localised repairs to defective sections of the roof deck were specified before the existing single-ply roofing system was carefully stripped back. A new high-performance built-up bitumen felt roofing system was then installed, providing a robust and durable waterproofing solution.
As part of the refurbishment, the roof insulation was upgraded to improve the building’s thermal efficiency and ensure compliance with current Part L Building Regulations. New upstands and perimeter detailing were formed to enhance weatherproofing and provide improved durability at critical junctions.
The project also included the replacement of roof outlets and rainwater drainage components, together with the installation of new flashings and edge trims to deliver a complete, high-quality roofing system.
To improve long-term maintenance safety, a new Mansafe system was installed, providing safe access for future inspection and maintenance activities.
Challenges
Given that the block is a full-time residence, it was vital to maintain full weather protection throughout the construction process and ensure minimum disruption to the occupants, maintaining resident safety and access at all times. The project involved working around existing rooftop plant and service penetrations. This was made more challenging by restricted site access and material logistics.
